  • In NYC, sheds up to 120 sq ft don’t require a building permit—provided they’re not within 3 ft of property lines and use approved materials. Anything over 121 sq ft requires plan approval and permits under DOB regulations.

  • In many Long Island towns, permits may not be required for sheds under 120–144 sq ft, but setback and zoning rules still apply. Larger structures typically require building and zoning permits.
