📋 Code & Safety Essentials (NY Requirements)

  • Minimum ceiling height: 6’8″ existing, 7’0″ new construction. Ceilings can project down to 6’4″.

  • Habitable spaces or bedrooms require egress windows or doors with at least 5.7 ft² clear opening, sill ≤ 44″, and window wells at least 9 ft².

  • Natural light and ventilation: at least 8% glass area and 4% openable window, or equivalent mechanical systems.

  • Building plans must show room dimensions, ceiling heights, windows, HVAC, lighting, detectors, and insulation per NY code.

  • Smoke and carbon monoxide detectors required in every sleeping room and on each floor.
